Has anyone had experience giving 'notice' for a 3 day pay or vacate? I was thinking that if I 'warn' my tenant that I will be taking the next step if she doesn't pay maybe that will give her the initiative to pay up so that I don't have to go to the rental and actually post the notice. I know I am probably being unrealistic.
