I had a home I was trying to rent for $1450. I was approached by ALE about doing a short term (minimum 2 months, possibly extended) rental for $2000 a month for a family who needed a temporary location while their home was repaired after a flooding. I tried to research them, but found very little, this note thread was probably the best resource, and it was mainly comments by tenants, and not landlords. Asking around locally I couldn't find anyone who had used them,but did hear one second-hand horror story.
I just treated the tenant like I would any tenant, and from background checking, they seemed a solid risk, so I went ahead with the proposal.
The paperwork was little aggravating, but not onerous. It was sometimes hard to figure out who I needed to communicate with at ALE because they compartmentalize everything. Ended up moving the people in. ALE paid early each month. After first month, gave required thirty day notice, rescinded it when tenant needed to stay one extra month, so I got three months of good rent in the end.
Tenant moved out with no problem, the company that supplied the furniture and stuff moved stuff in and out without a problem, I guess. I never saw them, and didn't see any damage left by them. House was, essentially, given back in the same condition as given to them. Certainly didn't need to do anything before moving next tenant in.
I was pleased with the experience, and would say that, as long as you screen the tenant as you do any other, meaning don't just accept because ALE is picking up the tab, it is a good deal.

Hi this forum seems to be the best source of information Ale reached out to me and we met the tenants they seem great. Of course we'll run a credit and background check and review all contracts but why are there so many negative feedback on payment ? If we sign contract of payment terms with ALE that should Protect the landlord Let me know if you can chat over the phone would love to hear your opinion

Hi DJ, I have a question about screening. When you screened them did you still do your income requirement and if so, did you just base it off the original rent amount you were asking of $1450? Thanks
