Treat 18 Year Old As Adult?

Texas LL. Have a showing scheduled for a family of three, mom, dad and daughter, 18 years old. Daughter is attending university out of state, However still to be included on lease per parents (apparently).
Question is: Must I treat the 18 year old as an adult and require a separate application and run a background/credit check? My sense tells me yes, but can you please provide your opinion? Thank you.

I would run a background check although at 18 it will most likely come back with no info other than very basic "she exists".
I would not run credit. why? she isn't paying the rent ... she lives with her parents. Yes, some say if they turn into deadbeats she may be collectible later but I wouldn't collect from a "child" for their parents' responsibilities.

interesting. perhaps these are decent, forthright good parents who are trying to educate their daughter in life's responsibilities. the parents offering their daughter as a signatory is telling. run background and credit. at that age there is no credit history but it may actually help the daughter build a good file if all turns out well. you'd have to be a real sleeze to let your kid take the fall for your tenancy deadbeat (speaking of parents now). but very little surprises me.
there is a story -- it may have been on here about a family who lived near the ball stadium. dad and his son (little jonny) were driving to a game on sunday and passing signs for people renting parking spaces on their lawns and driveways,....and a couple of lemonade stands run by adorable kids. Dad happened to know one of the parents of one of the lemonade stands, so he and jonnie stopped and bought some lemonade. Little jonnie finished his lemonade and said he wanted to have a lemonade stand too. Dad said 'we can do that son, if you like,....it'll be fun ! Next week, dad ran into the lemonade stand dad and laughing asked how much the kids made selling lemonade. Lemonade stand dad said 'not much',.....a zoning inspector on his way to the ball game stopped and shut the kids down, AND admonished them about sales tax AND health department issues.
Little jonnie's dad recounted this story to jonnie, ...and went on to explain life's issues, rules, the law, responsibilities, etc. this was a great opportunity to try to set one of the cornerstones of business to his young teenage son.
little jonnie got it !! and replied to dad,.....maybe lets rent parking spaces.
ya gotta love THAT story

So your question boils down to something like do you treat all adults applying for your rental as equals regardless of familial status? I know that's not what you were thinking, but I can envision an attorney in a fair housing claim saying things like that.
It's simple. Set policies for YOUR BUSINESS of renting apartment(s). Put them in writing, and follow them. It sounds like you have a "soft policy" of running credit and background checks. I'd firm it up. Personally I require credit and background checks on ALL adults on the lease. I require ALL adults occupying the premises to be tenants on the lease. I do not permit tenants that do not occupy the premises, with the noted exception of "reasonable accommodation" in buildings that FHA applies to.
So Must you? No. Should you. Yes.
