The neighbors next to one of my rental houses have been parking in a space that actually is on my property for some years. Maybe 5? My tenant at that time didn't care. I probably should have.
So now my new tenant needs that space. I told them to try to work it out themselves. The vehicle in the space has expired temporary tags. The tenants (the other, not mine) have a carport they've chosen to block off and not use for parking, so it's not like they don't have room.
Now the illegal parkers are threatening my tenants.
I told my tenants to be sure to involve the cops if indeed they do feel that they are being threatened. Get this crap on record.
So I think I am within my rights having the unlicensed vehicle towed. But I would like to stay out of this.

Dammit, I will get sucked in to this. Neighbor disputes are the worst.

This is YOUR problem, 100% ! It is NOT your new tenants problem. When you rented the property, you rented them EVERYTHING inside the 4 corners of your property, and they should be able to use ALL of it. YOU should have taken care of this problem before you rented to new Ts. If they cannot use that part of the property, they actually can inform you, in writing, that they will be paying you a REDUCED amount of rent,(say $50/month) for a reduction in their rented space. If the next door property is a rental, you should NICELY go talk to the Ts next door about the problem, and try to resolve it quietly. If that doesn't work, you will need to find out who owns that property, and get in contact with that landlord, to try to resolve it. DO NOT tow the car, until you have talked to an attorney about it. You could also inform your city about the expired tags, and see what they can do to help you. Just remember. their will probably some unseen retaliation from the other Ts once the car is off your property.

Send the next door neighbors a rental agreement to park there. Be sure that the cost is very high and note that the vehicle will be towed within 5 days if they decide to not accept the terms of the agreement.

It's your problem, not your tenants.

Hang up a private parking only sign. If they park there again have them towed.

States differ on this. Look up adverse possession. If a neighbor lives and uses openly--not in secret--a piece of property or part of your property for 5 years--depending on state--and if they pay the property taxes on that portion of land, they can file with the county for title to the portion of land.

Just have the car towed away. The neighbor will get over it.
I bought a property that the neighbor informed me he replaced the wooden fence. The property I bought already had a fence so when this neighbor installed the new fence he just pulled the old 4x4 and re-installed with new fence. He was a long time renter and not the owner, but claimed it was his fence on my property. I asked him to sign off on the fence being my property as it was inside my property line. He refused my offer. A few weeks later I pulled up his fence and set in poles for a chain link fence. He barked a few times at me but he eventually re set his fence back up on his property line. Six months later the landlord kicked him out. LOL I still never finished putting up the chain link on that side.

As a note this does not sound like a neighbor dispute. It sounds like the next door neighbors are in the process of a conversion. I think that's what the attorney would call it when someone takes your real estate and adds it to their property like say building a fence a foot into your property. I'd have a lawyer draft a letter and send it to the OWNER of the property. You deal with your tenants, and they can deal with theirs.
