Tenant refusing realtor entry

What can I do if my real estate agent, who is helping me try to sell the house, has given tenant proper notice but she refuses to let him in? I understand it is against the law but I don't know what I can actually do about it. Is that a 10 day comply or vacate type thing? I was hoping I could just call the police or something but probably not. Any and all advice is needed. Thank you.

I suggest you be the generous party and give the tenant something so the tenant will want to cooperate with realtor. Example: 50% off rent for 1 month to assist in showing the place. If you don't like this idea or tenant not receptive, I would terminate the tenancy and list the place when it was vacant.

The "Police" really? To force your way in! Is your relationship with your tenant that bad? Try offering some incentive to tenant for showing the property, otherwise wait till the lease is over, You will always get more money for a vacant, freshly painted and clean house.

I think it's not good practice showing a property currently occupied. However if you had that stipulation in the lease, then by all means give notice to that fact and start eviction proceedings.

Unless you have very good relationship with your tenant...this is not going to work
Say, for example, you do force your way in. Next time..can you imagine the horrible mess that tenant is going to have waiting for you realtor. Your tenant might be forced to accept the entry of realtor...but, that tenant is going to make sure the experience is memorable, and not in a good way.
You should have worked this out with them in advance. Maybe now you can offer deep discount on rent, or something. Without incentive, this tenant is in control
