Texas LL here. There have been several recent forum discussions on tenant screening and showing practices. One idea that I picked up from forum members was quite simple. Rather than conduct a guided tour of the SFH property we simply let the prospective tenants explore the house and yard by themselves. We waited for them on the patio all set up for a discussion if they had questions. Questions are good as they show interest. Now this was feasible as I had pre-screened them very well and they did not bring the kids with them, just two adults. It appears we may have new renters, but we shall see. In any case we like the new format and so do the prospective tenants. Thank you LPA!

That's fine if the unit is vacant but not for an occupied place.

Quite correct. We never show the house occupied by tenants.

I also don't show occupied units.

I never walk around with them and point out "new flooring in bathroom". they have eyes. I find that completely obnoxious when realtors say, "lots of natural light" ... I can see.

if they have questions, they ask. adults don't need the obvious pointed out to them ... well sometimes but not in these type situations.

That's cool. Open House may be even better. However if what you are doing works for you, more power to you! Good luck.

As I always show the units while still occupied, I could never allow that process.

I almost never have a vacant unit. I and my guys can clean and repair a unit over night. We do it about once a year.

As I rent to more college kids than anyone else...I know that the current tenants will move mid-summer...and the next tenants want to see and sign for a place in March. It is the ways it works,
