A twenty year old garage door has little value after depreciation. The cost of a new door is on you.

how do doors depreciate? On my personal home, my garage door was 62 years old when I replaced it ... because I was sick of looking at it and wanted a more modern looking door. If I went up and down my block, I'd say 60% of the doors are original ... meaning more than 60 years old. Doors may need "fixed" - new hinges, new spring, new window pane, etc., but they last unless someone does something like contact a moving door with a car.

    It's a rental property. The door depreciates over time just like everything else. Garage door manufactors list their doors life time between twenty to thirty years, depending on quality and maintenance of door. Do you really think a judge would allow a landlord to charge replacement cost for a twenty year old door?
