It's doubtful any judge would uphold a landlord charging a tenant for a 20 year old garage door.

Garage doors are just one of those things you eat. Little bumps and dings are on the owner. My garage opener guy one day told me to keep my 25-year-old wooden garage door forever because tenants ding up the fancy ones.
