No co-signer policy

Are LL allowed to setup NO co-singer policy? Tenant Candidates who cannot feed themselves could be great candidates for eviction later. Why would LL consider them at the very beginning?

However, there is one situation when landlords must consider cosigners under federal fair housing law. This is when an otherwise suitable disabled applicant having insufficient income to qualify on his/her own requests the use of a cosigner who is willing to pay the rent if needed. In this case, so long as the proposed cosigner is solvent and stable, federal law requires landlords to accept the applicant regardless of the landlord’s policy regarding cosigner qualifications

its SIGNER not SINGER !! -- adding a cosigner protects the LL further. I find the issue with co signers is the LL has to be objective in what the CS is worth in addition to the primary tenants financial and credit. REMEMBER -- the CS needs to pay their own bills FIRST before they're gonna send you money ! I consider CS generally where the primary is at least 80% qualified and the CS or CS'ers are pretty strong.

Of course the landlord can do that--there is no obligation to accept a tenant who needs a co-signer.
In general, I would never accept a tenant who needs a co-signer unless they were a college student (with proof of enrollment and reasonably good grades). Otherwise, no thanks.
