We didn't want to do that because every thing I've read says that if they end up paying the money owed then nullifies the eviction. We just wa t thdon't tenant gone, the money we could recoup in late fees and past mo the rent that wasn't paid isn't worth all the headaches we've delt with.

Don't accept less than what is owed in current rent. They have 3 business days in my state to pay up. After that You file in court to start the eviction. Any rent they pay in my state they pay to the court. Most likely they are not going to pay. Once the process starts in court. This filing action will show up on any future landlord searches for this T. If they happen to pay. Then do the 30 day to end the M2M lease if you need to.
