I would inform the T to get estimates to return the cabinets to original condition. I would review the estimate. I would then get estimates for replacing the cabinets. I would then tell the t to pay me the cost of the estimate for returning the cabinets to original condition. But I would not have the work done until the T vacated the property due to health liability issues. Depending on the quality of the old cabinets it might be quicker and more cost effective to replace the cabinets.
I would press the issue to get paid now or evict for a lease violation in damaging the property. I see no reason to wait until the end of the lease to evict, if this is a big deal in your world.

I need all 30+ years of being a landlord....I have found it is really tough getting a judge to evict for lease violation. Easy to get the eviction for nonpayment.

Bill them. Include it in the next month rent. All money paid go toward the repair bill first...leaving the rent unpaid if it comes to it.
