Yes, I agree! The other was "My house was abandoned as soon as the lease was up". I thought tenants just move out when the lease was up, didn't know that was abandonment?

Sounds as if the landlord did not check up on the tenants at all! Didn't even see if they were renewing lease or moving. Apparently surprised the landlord to find out?

Some people are not landlord material! So many mistakes!

    Some landlords do dive into the game without having much experience or knowledge. I very much doubt that the purpose of this site is to belittle and bash them when they come looking for advice.

How often do you guys inspect your places?

    Basically we issue a notice to inspect the rental property about three times a year. Coinciding with heating and air conditioning seasons.

    We do what we list as a "Preventive Maintenance" inspection, where we check smoke detectors, carbon monoxide detectors, faucet leaks, toilet leaks, hot water heaters, heating/cooling units, appliances, window sills and entry doors for water damage just to list a few items. We also have a check list for exterior inspections that we also preform.
