Sneaky tenants - Landlord Forum thread 354577

I have a feeling our tenants is being sneaky about something. Every time we give notice to go in for repairs or inspection, she always arranged to be there or have us reschedule so she can be present. Do you guys have these kind of tenants?

Apparently the tenant does not trust you, or has had a bad experience with other landlords who may have violated their trust. What's wrong with the tenant being there or wanting to be present? It gives each of you a chance to build a good landlord tenant relationship.

One other question is. How often are you going in for repairs and inspections?

Quite understandable these days. Would you want somebody in your home when you are not there? I do not like going into a tenants home when there are not there. I just prefer they be there, not a requirement just a preference.

You've got this wrong. You tell them, with proper notice, when you will be there. If they choose to be there that's fine. If they choose not to be there that's fine too.

As a matter of policy we do not juggle schedules for repairs or inspections around a tenant's schedule. HOWEVER, as a matter of practice we do try to make the accommodation if it's not inconvenient. So, if the electrician has an appointment to do the work on Wednesday at 2:00 PM, we send proper notice and the work is done as scheduled. If it's just us going in for an inspection or work that we are doing ourselves, then we try to be more accomodating.
