My current tenant is scheduled to move out at the end of this month. It just so happens that the new renter is a friend of the current renter. The current renter has asked the new renter if it's ok for him to leave behind some very expensive items so he can come back later and retrieve them when he has a chance. I'm totally against it.


When the current tenant vacates, I want ALL of his belongings gone. I don't want the new renter to come back to me later and say that certain damages were as a result of the old tenant moving his stuff out at a later date. Is anyone with me on this one?

It's your right to have everything of this current tenant's gone so that you can inspect and clean up the apartment for the new tenant. However, I did have one fella leave his couch because the other tenant wanted it and The tenant moving out wanted to get rid of it. I agreed and I told the tenant that he could only keep it if he was willing to move it out when he left because it would be then his responsibility. He agreed and it worked out. But they were both starting out and had reasons why they want to do what they did and I worked with them. I normally don't do that kind of thing because, like I said, I need empty so I can do my cleaning and inspection's.

I might add, put it all in writing and have them both sign it. I don't take anything for granted. IG's business.

Is it worth the headache? Nah, I would just want everything out so I can take care of the business of getting unit totally ready for new tenant.

Suggest that the departing tenant rent a storage unit for his expensive items. That you require that everything belonging to tenant be removed as per lease.
