I have 3 tenants moving into my property in MN. Tenant #1 may NOT be present for the check in walkthrough- I'd like to make sure that Tenant #1 provides her signed agreement that they are okay with tenant #2 & 3 to complete the walkthrough and decisions. Does anyone have a document or have an example of verbage I should use to create a document?

your lease should specify ''all or any'' / ''jointly and severally'' tenant can act / be noticed on behalf of all.

One of any of the tenants, WHO SIGNED THE LEASE can act on behalf of all others.

What you are looking for is either a "Sight unseen wavier" or "sight unseen agreement" that the absent tenant can sign. I've included two examples that you can click on to help you word your own;

sight_unseen_agreement
early-approval-waiver

You can also have the two tenants who are present to provide live video (by cell phone) to the absent tenant too.
