Hi everyone,

I am deciding how important it is to get a correct social on the new lease my tenant are signing. I am using the LPA lease due to a very bad experience with outsourcing tenant placement and management with a Reality Company.

I have a duplex the tenants generally pay on time every month and have never not paid me.

However, when I went to complete the new lease with better clarity for the tenants and went to place their socials next to their names where they sign and I realized the application of one of the tenants provided by the Reality company does not match the social security # on the tenant screening report the Reality company supplied me with.

To rock the boat and demand the real social security number or drop it because they pay every month?

I inquired about it and explained I need it to complete the new lease and they have been very quiet avoiding, and have not provided verification on which social is correct.

I will never be using a placement company again; needless to say I will be overseeing everything myself so details such as this or not missed.

A part me says this is so dishonest you really don't want tenants such as this in my unit who play games, (they tried to scam me for money after their luggage became musty in the basement after I repeatedly told them to take it off the floor on move in, during an inspection and also during the replacement of a water tank on their side.

A part of me says they are quiet and pay on time every month except for the two months during a job change they told me ahead of time they would be late and paid the late fees without a fight.


Thoughts? Opinions...?
Intereted in hearing a more seasoned landlord's hindsight on this one.

I want to get them in a new month to month lease before this one expires but I was more comfortable with their social security numbers on it so there is no question who it is.

(the first tenants I placed I had to evict after three months, after banging on my walls and screaming, turning the water off on me! and destroying property and smoking on the premises. this was the same reality company I fired. Also these first tenants the wife had an alias so her name on the Lease was not her Legal name so I have my concerns)

If its unacceptable do I inform them provide the social or give them 30 day notice to vacate? Or is that not a legal option since they have lived here a year already?

This is the reason I background check everyone on the lease.
If the lease is coming to the end. Just send notice to not re-new. Start fresh with a new T.
Or, role the dice, and let everything works out until it doesn't. Really depends on how easy it is to rent in your location.

bit of true story humor here. you misspelled realty and reality. your story is,... a reality in the landlording business.

By running both SSA #s thru credit, you can find out which one matches the name,.....or neither. The wrong SSA# could have been an innocent sloppy mistake by the management company. Actions speak louder than words and a prompt paying tenant is a good tenant. You might explain that your insurance company and the taxing authorities requires accurate tenant ID info.

What does your application say about incorrect or inaccruate information? Go from there.

If they are already in the property , paying their ontime rent, no lease violations and not bothering anyone I would leave them be and be thankful that there haven't been issues. If you make them move now you will have to clean up after them. They may stay 5 years.

There could be a little fraud going on by either the applicants or the real estate agent who wanted to make the deal.

I would confront the tenants with wanting "clear up a mistake my management company asked me about".

If they are on the level, they'll supply the correct info.
If not, well, you'll really have to be on your toes ready to enforce your lease and evict if they mess up.
But right now, if they are in there already, try not to rock the boat more than necessary.
