It is unfortunate your landlord squeaks when he/she walks. I am a landlord myself. When my renters emailed me about a leak one evening, I had a plumber on site the next morning. It cost me $825.00 for a 2 hour fix. The renter then emailed me a few weeks later wanting me to help them pay their $1,200.00 water bill. I advised them I could get a letter from the plumber advising the broken pipe was due to natural wear and tear, emailed them the pictures of the leak the plumber originally sent me (which did not look like a 1200 leak), and advised them to contact the water company with the info I could provide and get a reduction/credit. It wasn't my fault either about the broken pipe, I worked to have it fixed in no time and I spent $825 out of my own pocket (because I make $12 a month off of rent). I also just paid to have their fence replaced, which was $1,300.00, also out of pocket.
