Most of the landlord in Massachussett includes gas and electric in the rent and have venetian blind.
The rent is very high and people pay it if the neighborhood is good.

My rental property is in a poor neighborhood where renter seldomly qualify
for 3 month rent income to 2 1/2 month income also good credit as well.
Those that qualify get the affordable apt.

Well we have venetian blinds in all the units.Tenants pay gas.
I thought about thermal curtain because tenants tend to move out due to gas bill for heating during winter time is about$ 500 monthly in a 5 BR.
All the windows in the building are relatively new .They were installed in 2013.
The Studio apt gas Bill monthly during winter time $200.
I thought about curtain as a way to help tenant to lower the gas bill and keep renting the apt .
what do you think about this?
what would you do ?
Is there other way to tackle this issue?

Check with your gas utility supplier to see if they do an energy audit for you to detect areas that need weather stripping or sealing to prevent heat loss. You may not have enough attic insulation or the windows were not installed correctly. Have your heating unit tuned up and make sure its operating efficiently.

You could get a stick of incense...light it...take it around each room. Watch the smoke. It will show you e erynplace you have leaks. This works the best on windy days.

One place I had in Worcester (MA) had serious drafts along the floors. I took the shoe (quarter round piece) off the baseboards and squirted great stuff inside the base board. Cleaned up the extra foam and put the shoe back. IT made such a huge difference! And the tenants were we're grateful and impressed with their caring landlord. They were amount the best tenants I ever had.

Insulated curtains only make a difference if they are up against the glass. If they are suspended away from the window by a curtain rod, they create a convection cell in the room sucking warm air off the ceiling, down between the glass and the curtain cooling off the room. I saw a video on this on some power company website years ago. I have the tenants use compression rods to keep the curtains up against the glass... not suspended away from the glass. But they often take the curtains down, put up their own then when they move out, somehow, my curtains (all white) are always gone or filthy.

Ugh. I would never, ever do curtains. And think of this, they will hang something on a curtain rod or bracket and pull it out of the wall with commensurate wall damage.

I agree with anonymous that an energy audit be done by a company that specializes in doing them. They will use state of the art devices such as info-red and blower door testing to see just where you need to apply a fix. You might have a lot of small areas that need attention that add up to being like a large hole that lets heat out. Many utility companies offer rebates for energy improvements, so check that out.
