I have a tenant who is coming up on 6 months late on his rent. Eviction case scheduled for 11/28.

This piece of garbage continues to run his business out of MY store rent free and posts on his social media about how busy they are and special offers (business as usual).

While I try not to get emotional in business, I can't help it here. This tenant has caused me to fall behind on quite a few bills INCLUDING mortgage.

I've often felt like going to his social media pages and posting THIS PERSON IS A DEADBEAT TENANT or THIS PERSON DOESNT PAY RENT.

I'm sure there are SOME of you who have felt this angry. I'm just wondering what can we do as landlords to expose these people?? Or are we supposed to just sit back and take our beatings and say THANK YOU MAY I HAVE MORE?

I see three problems here...one is your poor unprofessional demeanor and two is, you obviously have a poorly written lease for a commercial rental property. A properly written lease would allow the landlord to seize and lock out the tenant who was behind on rent. You lack skills in how to work with the tenant whose behind on rent to either come up to date or exit the lease.

After six months of no rent, the only person to blame is the landlord. So just wait until the court date and hope the tenant does not have some reason not to pay rent that the court accepts?

Oh, going on social media and bitching about the tenant would only add money to the tenants pockets. Sounds like you are wishing to make this issue into a costly expense for yourself.

So you met the want to be LL, who have nothing better to do than shame you because it makes them feel superior somehow.
I know the anger that can build up due to crappy T who stop paying rent and you end up evicting and never getting anything but a judgment with little chance of ever recovering it.
I don't know of any way other than reporting them credit wise due to un-paid rent. I carry an umbrella policy that also protect me from slander, should the T make some claim against me. It could be as simply as You telling a neighbor, And that neighbor talking to the T about what you said about the T.
So I suggest to remain calm and focus on getting the T out through the court system. Best of luck to you Gerald B.

Using such language in describing your tenant is very poor judgement. The same poor judgement that lets a tenant go without paying rent for six months. Even if you had an agreement to work the rent payments out, obviously you failed to start eviction proceedings as soon as the tenant defaulted once again. No fault here but your own for poor business acumen. As angry as you are with the tenant, this would not have happen without your agreeing to it and allowing it. Attacking those of us who point out the truth, that it's you who are at fault for allowing the situation to progress for six months does nothing for your credibility. We only have your bias side of the story, which has no credence due to your derogatory statements against your tenant. When a landlord stars with the name calling and derogatory remarks, experience has shown that the landlord is the one at fault. You have a court date, prepare yourself for it, your tenant may have a few surprises for you that you are not aware of.

Let the court process proceed. Move on from there. Learn from it and dont let it happen again.Go to the link in the right column called Tenant Histories and put the facts there.

Here you can run reports on tenants as well as make a report in certain situations.
