Prospective tenant ask for washer and drier.

Do you include the use of the new washer and drier in the rent.

How much more should be included in the rent as part of covering such expenses?

There is a W/D connection for the laundry but not washer and Drier.
Tenant pay electric, hot water and gas.

what do you suggest would be the best option ?
Buy a washer and drier and included certain % of the cost in the rent?
Or Just to have the washer & drier connection and tenant bring their appliances?

I try to not furnish appliances. they are a source of problems and headaches for the LL. Many markets and price points require them to get market rents. If it's going to be a deal killer I will furnish mid range w/d and refrigerators. I prefer to offer a couple of hundred dollars per to tenant towards their purchasing their own which they can take with them when they move on or I will buy them from the T on their departure. I've both gotten beat by tenants who bought cr-p and sold me cr-p,.....and gotten great premium appliances at return of possession for nothing or a couple of hundred dollars.

Texas Ll here. No, pass on the W/D. Too much hassle and there is too much complication with a SFH rental as it is without adding to it.

If there is no washer and dryer already there, then tenant provide their own. If one is there, then ok tenant has washer and dryer. Keep it simple.

First, is the prospective T willing to pay say, $25/m more, so you can purchase a new W/D for them. And what's to say they move after a year, and the next T has their own W/D ? W/Ds have several moving parts that stoves and refriges don't. They are more easily broken down by Ts overloading them, or just the normal breakdown because of moving parts, and then the LL has to repair them, at the LLs expense, because the LL cannot prove how or why they broke down. Large, apartment complexes have commercially made, heavy duty, coin operated W/Ds, because they can make money on those machines, with a payback time of only about 2 years. Could you do that? I would suggest that you tell the T to bring in their own set, or use a laundromat off site.

I guess it depends on the market you are in. including a W/D makes your property worth more. Yes, sometimes tenants overload them, but to me that's cost of doing business. I did charge one tenant that overloaded with 12 full size towels and broke it, but you can only charge depreciated value.

Most all units where I live include them.

my units have WD hookups but I don't provide the appliances. I used to and they came back GROSS. Plus they break a lot. Tenants can bring their own or go to the laundromat

The tenant can purchase their own or rent the appliances from a rental center.
