I try to not furnish appliances. they are a source of problems and headaches for the LL. Many markets and price points require them to get market rents. If it's going to be a deal killer I will furnish mid range w/d and refrigerators. I prefer to offer a couple of hundred dollars per to tenant towards their purchasing their own which they can take with them when they move on or I will buy them from the T on their departure. I've both gotten beat by tenants who bought cr-p and sold me cr-p,.....and gotten great premium appliances at return of possession for nothing or a couple of hundred dollars.
