First, is the prospective T willing to pay say, $25/m more, so you can purchase a new W/D for them. And what's to say they move after a year, and the next T has their own W/D ? W/Ds have several moving parts that stoves and refriges don't. They are more easily broken down by Ts overloading them, or just the normal breakdown because of moving parts, and then the LL has to repair them, at the LLs expense, because the LL cannot prove how or why they broke down. Large, apartment complexes have commercially made, heavy duty, coin operated W/Ds, because they can make money on those machines, with a payback time of only about 2 years. Could you do that? I would suggest that you tell the T to bring in their own set, or use a laundromat off site.
