I guess it depends on the market you are in. including a W/D makes your property worth more. Yes, sometimes tenants overload them, but to me that's cost of doing business. I did charge one tenant that overloaded with 12 full size towels and broke it, but you can only charge depreciated value.
Most all units where I live include them.
