You need a clause in your lease as to how to care for flooring. Other than steel and concrete, T's are very adept at ruining and trashing. The new porcelain 12x24 tiles are very heavy duty. Some look like wood. Take a look at them at Floor & Decor. Then put a clause in lease how to care for them and how to keep the grout clean. Enforce this big time and do inspections.
