Texas LL here. It is the best idea to charge a non-refundable pet FEE, not a deposit. A fee is by definition non-refundable but a deposit is refundable. By accepting a pet you are taking on additional risk in addition to the tenants.

My SFH pet fee, which is a bit less than the local apartments here charge, is a $350.00 fee for one or two pets up to a maximum of 30 pounds, no aggressive breeds allowed. My current tenants have two cats (I have a cat door to the garage) and they were more than willing to pay the fee.
