WA LL. Generally I don't allow pets, but when I have I charged (1) a pet fee at the amount it would cost me to have the unit treated for fleas when the tenant left, (2) I slightly increased the regular deposit to cover any additional damages.

I don't believe in "pet deposits" because they can be viewed as available for only pet caused problems. If there is a question about whether the damage was from the pet or not the tenant may balk at using the pet deposit for a non-pet issue. In the end, I don't care whether it was pet caused or not and I don't want to have to keep track of which deposit to charge; in the end the tenant owes for it.
