If you failed to give proper notice to enter the property, you can be charged with trespassing. A charge of trespassing in many states also carries with it the charge of burglary too.
What violation of the lease do you believe the tenant has violated by running extension cords thru doors and windows?

Tenant was informed 24 hours before my delivering Faucet covers. I did not enter the house. I stay outside all the time. BTW, T made me worry b/c they did not plan anything about winterizing the property when snow was coming very next day. So, I delivered Faucet covers while I am not responsible. Of course, L never win T's satisfied and appreciation.
L took advantage from this yard visit - looked at the yard condition (tones of leaves) and noticed T running Extension Cords through 2 Windows. Before Extinction Cord becomes FIRE HAZARD, I did verbally and particularly remind T. Does it make sense? Can T sue L?

Why would you trust the tenants to winterize your rental house? You should take the initiative to protect your investment, not rely upon the tenant to do so! That's a bad management and business practice!
