Re: Window Repairs took 2.5 months - Landlord Forum thread 355547

T would not let Contractor in without T was in b/c T's liability of T's 2 service dogs. This causes extra delay.

LL has a key box having a key in case Lockout or Emergency or Contractors access the house.

Is LL still responsible?

T is obligated to properly secure or remove t animals to provide access to Ll or Ll agents. If t animals are liability threat i.e. Bite or attack history,...that should have been declared on t application and or t should be gone,.....as in terminated and evicted.. Aggressive animals and in particular those with a specific individual bite or attack history are a significant liability issue for Ll..

Ll is always responsible for the actions of their agents, employees or
Contractors. That's one of the prime reasons for spending the extra money to hire licensed, insured legitimate tradesmen. While the guy who owns the plumbing company may not be the guy swinging the wrench in your t apt,.....at least the degenerate plumber he sent over to do the job is covered under the bosses insurance.x
