I invited someone to live with me 4.5 months ago. It was for free no rent. She has never paid rent or bills or given me any money at all. I own to the property. There is no written contract of any type either. She did receive mail here but no longer does as I've already kicked her out as she spends nearly every night at her on again off again boyfriend's place staying at my house maybe once a week. She also did not spend one night here for 2 of the 4.5 months. I've served her a notice to quit in 15 days by certified first class mail and a receipt. I've also posted the notice on the doors of my residence, but that probably doesn't matter since she's never here anyways. I want to know if it's ok to donate her stuff to charity as the notice to quit States and change the locks as I feared she may try to later sue to recover for her things. It's mostly just clothes she never wears, a bed, and stuff she doesn't really care about but would love to get the money for to spend on drugs. Really I think she's just not going to get it all. Is 15 days enough in PA? I really just don't want to hold on to all her junk because she'll not becoming for it in 15 days, if at all. I'm also not really sure if she's technically a tenant or a house guest. I cannot get a straight answer on this in PA looking online.

I would keep the stuff 30 days. After that because there is no lease or agreement. I would toss the stuff to the curb.
If she took you to court she would have to be able to show the value of the property. And you could deny that it was left at the property when she left.
Don't let her come back in for no reason. Or you can start the clock again.
