I think you are over reacting. And I do agree with the anon below your post. But think about this for a second------If you should ever change your lease to have NO grace period, then the rent is due on the 1st of each month, and late on the 2nd, right? So if you give the T a 3 day notice on the 2nd, that means you have just given him the 2nd, 3rd, and 4th of the month in which to pay the rent. And depending on how your state law reads about the counting of the 3 days, you may not be able to count the day you hand him the 3 day notice. So you may not be able to count the 2nd day of the month as one of those 3 days. If that's true, your T would have till day 5 to give you the rent. Basically, you OWN notices you give to a T, gives them 1-2 MORE days to get the rent to you, than if you just "get used to" getting the rent on the 3rd of each month, as your T said.

I have a tenant that is also habitually late on rent. If I don't receive anything by the 3rd (due the 1st), I contact them via text. I don't make a big deal out of it because he is a legit good tenant. I can live with 3-5 days late.
