The phone is disconnected. My internet research shows, and tenant confirms, that the complex has recently changed hands. I have driven over and the office seems to be permanently closed. What now? This is a good prospect, but I am at a loss.

Do other things check out OK about this prospect------job, income, credit, criminal background? If they do, take a chance on them. Get a little bit larger deposit, and go with a M2M lease. Don't lose a good prospect, just because you can't get a piece of info, thru no fault of the prospect.

Advise the applicant that the phone number is no longer valid and ask him to come up with a different number.

If there are units that are occupied and units that are not, it should not be difficult to find the new landlord. Knocking on a tenants door or searching for advertising at the addressing are two easy ways to start.

Things like this are a potential red flag for me. There have been a few instances where applicants tried to use fake info that proved to be difficult to confirmed, but a little work gave us the actual picture and we declined them immediately.

If you run credit checks, the address should be listed on it. If you do not, then you have nothing at all about the landlord. If it was me and that was the only landlord on the application, I would consider that no rental history.

As long as everything else checks out with flying colors. I feel that if a tenant was bad, the landlord will want them out and may not be honest anyway. I do a eviction check although that won't catch everything. It seems to me that everyone leaves their lease early so far. (nothing to do with unit)

It is there responsibility to give you the tools you need if you feel like gambling double the security deposit and word it right in the special comments section of the lease
