I agree with the anon. It may take a little longer that you want, to get her out, but to evict someone for criminal activity, you must have a LOT of proof. Police reports, texts, witnesses, etc. And even YOU say your actual T has not been accused of a crime. To evict someone other than for non-payment of rent, you only have about a 50% chance of winning.

Since she is on a M2M lease, collect March's rent from her, and then give her a notice to be out by May 1st. You still may have to evict her as a holdover tenant after May 1. But your chances of winning are about 90% then, as long as your time frames are OK, and she was properly served.
