Property manager faux pas

I specifically told my property manager to ALWAYS get a signed application, signed lease, deposit and first month's rent BEFORE giving the key to ANY tenant EVER whether he knows them or not! He did not follow this steadfast rule, let the tenant move in without any of the above. $0 dollars and no application or lease. What can I do to get the tenant out ASAP! How can I evict someone who isn't even on a lease? Can I look at them as a squatter? Illegally in the property? Please Help!

First get rid of your property manager.
If you have no signed agreement, then it defaults to M2M. Give them proper notice NOW.

is your property manager a friend or actually in that business ?? In most states PM's have to be licensed, certified by having taken courses and must have some sort of business insurance and/ or bonding. Additionally legitimate PM's have WRITTEN CONTRACTS with property owners.
I'll give you the benefit of the doubt in you not being spam
Hope these guys haven't filed a transfer deed !
