We've been landlords for more than 10 years, this is the first time we've had damage so bad that the security deposit won't even cover it, and we'll be dipping into our own pockets. Are we just plain out of luck on this?

I am in the same situation and the tenant cost me a couple thousand dollars for repairs. The tenant keeps asking for more proof.
The guy that did the work kept the individual receipts. I sent her the one he made out, after he itemized it for me, but now they want copies of the receipts themselves.
I could send pictures I suppose, but it think she’ll just argue about them. The person put holes in doors, broke light fixtures and even put a hole in the kitchen sink so water drained into the cabinet below, etc. Legally WI state law doesn’t say I have to send pictures or individual receipts. I don’t know what to do yet. I have never had damage like this before either.

Just send them the LPA "Security Deposit Crusher" letter. It worked for me.

My state does not require receipts or any proof be sent to the tenant, so I went and visited my lawyer, and then the local JP judge, with my records and documents, and they both said the same thing: no problem, your documentation is fine and would be accepted in court as proof.
