I am in the same situation and the tenant cost me a couple thousand dollars for repairs. The tenant keeps asking for more proof.
The guy that did the work kept the individual receipts. I sent her the one he made out, after he itemized it for me, but now they want copies of the receipts themselves.
I could send pictures I suppose, but it think she’ll just argue about them. The person put holes in doors, broke light fixtures and even put a hole in the kitchen sink so water drained into the cabinet below, etc. Legally WI state law doesn’t say I have to send pictures or individual receipts. I don’t know what to do yet. I have never had damage like this before either.

Oh no! Sorry to hear that Ann. I don't know if our tenants will fight us on it or not, but we're keeping receipts and estimates for everything. Hopefully someone can answer our questions for NH and WI.

Also, someone (anonymous) replied with the WI law for landlords, which was useful.
