YES. Either increase her rent by $100, or give her notice to move. Make sure ALL windows are closed and locked overnight, and if you here glass breaking, call the police. (I doubt the police would do anything, but it might give her a good scare.) And if she locks herself out of her room 1 more time, take the lockable handle off, and put on just a closet handle, which cannot be locked. A tenant like that has no business renting from you, if they can't take responsibility for their actions. If they want to act as a child, then treat them as one.

I have a clause in my tenant lease that states they will be charged X amount of dollars if they: lose their key(s), or lock themselves out and need the Landlord to come open the door for them.
