You seem to have a very difficult tenant. When is his lease up ?? Some Ts have a "shelf life" and I think your T is reaching theirs. From now on, do not accept ANY calls from him, and do not CALL him. Send him a letter like I described, and include the fact that from now on, you will ONLY text or send letters back and forth. You need proof/documentation of EVERYTHING between you two. You don't get that with phone calls. You want to be legal----this is legal, and will hold up in court. If he is late with rent, DON"T call him. Send the 3 day notice to pay rent or quit, and WAIT ! If you have to do that every month, then do so. Just be sure it follows the correct procedures and forms according to your state LL/T laws, and the eviction laws. If he slips up, start eviction on him. Him changing locks, and you having to give several 3 day notices, is grounds for giving your T a notice of termination at the end of the lease. Save copies of ALL texts, letters, and notices, in case you need them for a court date. Your T is a PITA, and needs to go ASAP. There are other tenants out there that are better than the one you have now.
