I have a 3/2 house in Wellington FL-Palm beach - I would like to rent- how does one check or what criteria would you pick for a property manager- some of them look expensive as well - they want first months rent- yeah right. Im in this to make money not give it away. Anyone got any thoughts on this topic or recommendations for the area. Florida is a different beast I am finding. I have rentals in Kentucky - they like to get their pound of flesh!

typically property managers get between 3 to 10 percent of your rent, on going. Realtors who deliver a tenant only, typically get a commission due from LL of one month's rent.

Often PM's delivering a tenant will collect the commission also in addition to the ongoing management fee.

Don't depend on the PM or realtor properly screening your prospect.
plan on closer to 10 than 3 for the PM as you are a small guy. You'll be paying top dollar for repairs thru PM,... AND they replace stuff,.....not fix it.

Most PM I've looked into are rip off artist. Great talkers and promise everything. They typically Have cheap handy man to do crappy repairs and skims off the top for free money into their pocket.
People I work for who have used them tell me the quality of service is low.
The cost is 10 percent per month an one month rent to get it rented you.
