judges typically look with a squinty eye at LL self charges for labor time and dollar rates for repairs. Most judges really don't know what stuff costs or how long it takes to do. we take our chances on this stuff. there are judges who toss it all out, reduce the bottom line or cut reasonable hourly dollar rates arbitrarly in half.

In major cities higher dollar amounts are in order. On work I self-do,...I charge $20. / hr for semi-skilled handyman rates,...$30 for skilled handyman type work and $45. for skilled tradesperson work. I'm very fair with time calculations. photos and detailed descriptions on settlement statements are necessary. I do not charge a contractors mark up but on large dollar total re-works, I sometimes charge a ''supervision'' or ''construction management and coordination fee''.

generally, the units that are left trashed are supported by a long paper trail over a short tenancy of a problem tenant, with multiple ''problem notices''. BE CAREFUL ABOUT RETALIATION CLAIMS BY TENANTS.

I might credit at end of summary, a supportable amount for ''normal w&t and depreciation''.

Dave raises an interesting question,.....is a mark up or contractor fee / supervision / management fee in order on owner self work ??

    I think the previous poster charges were extremely reasonable, for instance Merry Maids here charge $25.00/hr and require 2 people to come - so just for an hour of "cleaning" you're talking $50.00.

    In some instances I believe it's sometimes better to hire it out and deduct the cost from the Security Deposit, rather than figuring out the charges.
