Can anyone explain this to me in very basic terms:

Is it battery?
Is it the same key tenant after tenant?
How does their rekeying tool do anything to change the pinning of the lock? Etc?
I'm trying to learn rekeying to save locksmith bills.

I did not look at the link. But I use standard smart Key door locks on my rentals. Very easy to reset key after T moves out to a new key.
Just follow the 4 or so steps directions, and the lock can be re keyed. Better than replacing complete door locks as I use to do when T would move out.
The only thing is the T could re-key the lock on you. And un-less you tried your key once in a while you may not know this has happened. You just go there when T is home and ask to check the lock with your keys. If it's changed you give them a violation notice to get it re keyed to original key.
I haven't had a problem like this but it can happen with some T..

It looks to me like the "smart key" mechanically resets the pins within the lock to allow you to use a key that has a different pin set, thus you can re-key the lock.

I'm not sure about the new Kwikset smart key but when decided on locks and knobs I read a lot of reviews. Kwikset uses a lot of plastic for the guts of their locks and knobs. Plastic breaks and can be broken.

I use Schlage locks, all metal guts, with a "C" keyway and just re-pin them to a new key. You can get a pin kit and a bag of keys on Amazon for about $100.00. It takes me about 5 minutes to re-key a lock.

Kwickset Smartkey locks are all that I use. It takes literally 30 seconds to rekey them and makes turnover lock changes a BREEZE!

Worrying about tenants rekeying them is absurd. They could just as easily change any ordinary lock out themselves if they so choose. Tenants rarely know about this technology because they're tenants. They don't need to shop for things like this.

These have saved me so much time and money over the years

To rekey the lock, you literally:

Insert key. Rotate 90 degrees.
Insert smartkey tool into the lock's special tool slot
Remove smartkey tool from the lock's special tool slot
Remove key
Insert differently keyed key
rotate key back 90 degrees
remove key

Done. The lock is now rekeyed.
