I agree, I think these issues are only being brought up because of the rental increase. My plan is to repair the requested items as I can't prove whether or not the damage was there previously since it wasn't documented (My mistake).

Now would be a good time to document the condition of the property so you'll know in the future what damage was/was not caused by the tenant.
