Why would you TELL a tenant that you're suspicious might sue you to "put it in writing"?!

Wouldn't the goal for the landlord to have a defense of "I was never notified according to our state's laws?"

Your goal as a landlord is to get clear communication in writing by the tenant so you understand what their concern is. For all the landlord knows this tenant might be concerned that their light bulbs are no longer working after 3 years. If that is the case the landlord can be helpful and give the address of a home depot or grocery story where they may purchase more. Or it could be a leaky sink needing a new washer. If that is the case the landlord needs to know this so he can fix it.
