Having the same criteria for everyone should also prevent a prospective tenant from crying discrimination if they don't get chosen.

Why is there so much FEAR on this board??? Out of the thousands of landlords here, how many have even been sued for discrimination, much less lost?! Unless you're completely stupid, no tenant will ever have a case against you. If you're scared of your own shadow, this is NOT the business for you!

There is no FEAR this is all about power. You lay this down and you no longer have to deal with the B.S.
I have noticed a trend that these people know if you put your application in first you should have it processed in order. I tell them this as its a good way to operate. What happens is they block other potential people with an app half filled, lacking information but now they are in the way of someone who took the time to fill everything out and be ready to move.
I just had a person trying to give me information that was outdated. I simply said just read the criteria information and send it in when you are ready. Also trying to get me to bend my rules especially for them. Is it timid because I do not want to argue with every other person about why they should follow the rules like all? I can argue with the best of them, make no mistake. How does this help to argue and have to repeat yourself time again and explain why you asked for what you asked for?
Also, and this may sound odd, people do not tell the truth. Something in writing repeating what is expected give those people a chance to pass.

Half filled out application just makes to applicant screened themselves out. That's why you put the disclaimer incomplete applications will not be considered..right?
Thats why everyone should have their criteria written and explained in detail. That way if you have to go to court the judge/abritrator will see it.
Some just make things so difficult for some involved. I like simple. Some people don't want to make it simple because they feel they should be able to discriminate or skirt fair housing practices.
Actually many do get away with it. But hey, I just make things simple.
