If you had proper rental criteria created based on Income and credit you could make this decision without bringing in your personal feelings.

Successful business people do not consider these things when trying to make money, dollars are green and that is all that matters.

You can de-friend a person for how you feel but why would you even think this matters in business. How green is their money, and do they pay their bills?

Wow guys. I don't care who is gay, straight, whatever--it's all good with me--and I don't interfere with my tenants lives or morally judge them. The current tenants occasionally smoke weed in the house (judging from the smell) and I don't bother them about that either. If they're not growing it or selling it, it's harmless to me as a LL.

I think the bottom line is take who's best qualified and that's what I intend to do. I would NEVER deny anyone housing based on sexual orientation! This was purely a question about 4 vs 3, really, and wear and tear. Thanks for everyone's input.
