Depending on how much you charge for the application. I charge 10 bucks to do a pre app. If the T don't pass a very basic check that can be done with minimal effort on my part. Then no reason to do further credit checks and so forth. If they do pass the pre app. Then they pay an additional application fee to process credit checks and background checks.
How would you re-act to paying 60 bucks or more, only to be told that someone else qualified before your application. Personally I would cause damage to your property. If I paid 60 dollars on Monday and the next day on Tuesday, you say someone else was chosen. 10 bucks is not a big deal to most people. 60 dollars or more would be.
I would return the application fee to the last person who applied letting them know that a application was received and approved before you ran their application.
My application has wording that I retain all applications information locked up and shred after a certain time frame. I do not return to the applicant.

I have applied for housing knowing that I may not be selected and that I am literally competing with other people applying.

It is implied that by applying you may not be the best applicant that applied. Especially if I read the qualifying criteria and I applied anyways. Take personal responsibility for that.

That is why people state that application fees are non-refundable. To state you would damage someone's property because you did not get selected says plenty about you.

You'd be the type of tenant a landlord would regret accepting as a tenant...lol. You'd probably damage the property once you were in because you had a disagreement with the landlord...geez

Wait, you are a criminal and going to assault my property? I clearly stated that I returned fees of apps not processed but your mind jumps straight to criminality. You seem thugish rather than pro.

That seems to be the norm on this site. Criminals rather than professionals. If I apply for a house and I don't get it, life goes on. I have enough disposable income where it wouldn't affect me. I'd move on to the next. I wouldn't damage an individuals property.

That being said, I continue to take applications after accepting a tenant AND charge $45 per adult applicant. I always keep backup prospects and don't feel guilty about it. There's good money in being prepared.
