With all of our emails back and forth today, I have concluded 2 things.

1. From your descriptions, your tenants are doing things that I would consider rational and normal behavior.

2. It's my opinion that YOU should definitely NOT be a landlord!! You expect FAR TOO MUCH of a tenant. You want the "perfect" tenant, one that does and thinks EXACTLY like you do. That will NEVER happen, no matter who you get as a tenant. Bathrooms develop mold, either because of long term leaks or bad caulking, that YOU have not repaired, OR you need to have a vent fan in the bathroom, to take out the humidity. Those things are YOUR responsibility, not the T. Fix those items, and you won't have any mold ever again.

And I'm sure your state laws say you cannot touch a security deposit, until the T has moved out. If you want a little bit more control over your Ts, do only M2M leases like I do. Then, if they are doing things you don't like, you could give them a 30 day notice to move, and not have to put up with unruly Ts til the end of a longer term lease.

You mentioned holes in siding or a roof for cable or dish TV networks. THAT IS ALSO the STANDARD way of getting TV reception to a house. YES, you can deny those companies to drill holes, but if a T cannot get reception any other way, they may give YOU a 30 day notice that they are moving, simply because you are being unreasonable.
