What does a LL do when a tenant becomes disable, can't work and can't pay the rent.

You can show some compassion for the person. If they have been your tenants for awhile, and this just happened, you could "work" with the T for a month, and maybe give them some names of agencies or non-profits in your area, that may be able to help them with rent and utilities. If a place does helps them, you may need to wait 2-4 weeks to get your rent, as it takes awhile for all the "paperwork" to go thru. If they have been a good tenant, and you want to be really compassionate, you could just "write off" the current month's rent for them. (or June's rent, if May's is already paid) But tell them you will need your rent for next month, (June or July) or they will have to move. (but don't use the word "eviction", unless you want to see a grown person cry. ) Think about how you would want to be treated, if you were in that same situation.

You handle it just like any other tenant that fails to pay the rent. The only exception would be if the tenant requested a 'reasonable accommodation' to be let out of the lease due to to a disability.
