Thank you for the advise. The tenant has been a good tenant for 7 yrs. But he is an alcoholic and smoker, does not eat right or exercise. Now his health is fading. And now I am going to have to pay for it. Unfair!

Tenant may be disabled enough to be awarded SSDI--Social Security Disability Income. That probably wouldn't be enough to survive on, though. Landlord needs to get the late rent letters out promptly and repeatedly. Disability doesn't get better--just worse. Go with your business instincts, not your heart on this.
