Oh, no. You do not credit a tenant monthly in a rent-to-own contract.

The tenant would be buying an OPTION to own this house. If you know the basics of buying/selling stock options, you will be able to relate that knowledge to the home option market. When I buy an option to purchase 100 shares of Netflix at price XYZ and expiration date of 6 weeks, I pay the option seller in full NOW. I also pay a little more to the exchange for processing. For a home, that might be the attorney, the real estate broker, and the title company.
