Tenant Screening - Landlord Forum thread 357700

Tenant Screening by Tony (Alabama) on June 10, 2018 @09:34

This subject has probably been beat to death but, I have a possible rent to own prospect. I want to be a responsible person by choosing someone who has a good history such as credit, criminal etc. I am just starting my search to see how I want to go about learning more about my prospect. I do not mind paying up to $50 to be sure that this person is a good fit.

Please share which service you are using (again I am in Alabama) and why you like that service...

Thanks everyone...

QuickCheckCredit.com

instant online credit and criminal checks.

You have to set up an account before running reports.

Forget about being responsible person. Cash is king. If they have the cash... Sell. You owe nothing to the neighbors.

Check the posts here recently and you will discover that rent to own is a bad idea for a whole host of reasons. But rent to rent is a good idea.

I have used Youcheckcredit.com for over 10 years and it is excellent. Like all the full service credit checking companies you must go through a set up process to access credit reports.

all of these screening services merely harvest public filing information. its only as good and accurate as what goes in.

try googleing yourself and see what you find.

nothing takes the place of a LL doing their own digging in addition to the screening services, which definately are of value.
I've enceserious negative tenant info, which the screening services completely missed,.....and i'm not talking about stuff filed last week.

its also important to rely on your own instincts and the guidance that tenant screening begins with the first word out of the tenants mouth, first conversation, first sentance
